A home is typically the biggest investment people make in their lifetimes. It’s essential to make sure it’s a place you want to own and potentially live in for years to come. However, most people don’t realize how much it costs to purchase a home and maintain it. There are all kinds of closing costs, legal fees, insurance policies and unforeseen maintenance expenses involved in buying a property.

There’s much to consider when purchasing a property. It can feel overwhelming, and sometimes it may feel like more hassle than it’s worth – especially when you are in a chain of buyers and sellers. Consider getting some qualified surveying solicitors to do the hard work for you and alleviate some of your stress.

House prices have almost tripled in the last 20 years, but the average wage has only increased by 70%. Purchasing a property is a considerable investment, and you need to make sure all of your bases are covered. Here are a few ways you can protect your most significant asset.

Water

Water can cause irreparable damage to a home. Water issues can come out of nowhere and cause extensive damage in a matter of minutes. A burst pipe, leaking bathtub, or severe weather conditions can cause extensive damage that leads to long-term structural damage. You should conduct inspections regularly in your home to make sure nothing is leaking or damaged. Identify where water comes in and out of your home and immediately fix anything that appears damaged. You should check the loft and basement as well, especially if you rarely go into these areas.

Mold

Mould looks disgusting and can make your home unhealthy to live in. Long-term water damage can result in mold growing around the walls, floors, and ceilings of your home. Mould is very difficult to remove when it’s within your property’s structure.  If you ignore a mold problem, you may have to replace the damaged areas in the long run. Save yourself a lot of time and money by preventing mold growth and staying on top of water damage.

Structural damage

You should also check the outside of your property for anything unusual. A burst pipe near the base of your property can cause the foundations to sink, and, as a result, major structural problems can occur. If you see the walls cracking or ground around your home sinking, seek professional advice immediately. You may be able to use landscaping to correct the damage, or, in more severe cases, a foundation expert may need to examine and correct the problem.

Properties are expensive, and the maintenance costs can blindsight you. Do your research and perform regular maintenance checks to protect your most prized possession.
